Property Management Agreement Please enable JavaScript in your browser to complete this form.This Agreement was made on the date: *Between Owner(s): *And Property Manager: *For the Property described as: *The Property Manager agrees to provide the following services to the Owner: *Fully manage the property and tenants. 1) Advertise the Property. 2) Show the Property to prospective tenants. 3) Collect rental applications, check references and qualify tenants . 4) Perform a credit check on qualified tenants if necessary. 5) Complete a Residential Tenancy Lease with tenant(s) and provide a copy to the Owner(s). 6) Collect the damage deposit from the tenant and submit the balance to the Owner after deducting any agreed fees and costs. 7) Move in Inspection report, 8) Monthly rent collection. 9) Lease renewals & rent increases, 10) Property maintenance & repairs, 11) Regular property inspections, 12) 24/7 emergency service, 13) Monthly & annual owner statements, 14) and more. The Owner of the property agrees to be responsible for: *1) Approving and authorizing rental to the tenant applicant suggested by the Property Manager. If the Owner requires a credit check after the applicant is screened by the Property Manager, the Owner must pay costs for each check. 2) Paying the agreed Placement fee to the Property Manager. The Placement fee and credit check fees (if any) will be deducted from the damage deposit collected from the tenant. The remainder will be deposited to the Owners account. 3) Paying the monhtly management fee. The fee will be deducted fro the rent colected from the tenant. 4) Paying for any repairs authorized by the Owner. Fees *The Owner acknowleges that Tenant Placement fee will be 30% of 1 month's rent. If credit checks are required, the cost will be $25 + GST. The monhtly management fee will be 6% of the monhtly rent (minimum $120). The owner wll be resonsible for paying for any repairs any other misc. costs. The Property Manager may make repairs of up to $300 per month without Owner approval. Owner Acknowlegement *The Owner acknowledges that they will be managing the property after after the tenant is selected, lease is signed, and damage deposit is collected. The Owner is responsible for move in inspection reports and rent collection. The Property Manager will have no obligations or responsibilities other than those listed above.
